Neighborhood Housing Services
of Los Angeles County
Strengthening Communities
for over 35 Years
NHS has served clients and strengthened neighborhoods, helping to improve the quality of life for families in need. Since 1984, NHS has developed and rehabilitated more than 26,000 housing and commercial units, placed 4.7 million families on the road to homeownership, created 255 block clubs, employed over 260 neighborhood youth, and reinvested more than $7.2 billion back into some of Los Angeles County’s most underserved neighborhoods.
Before the foreclosure crisis, NHS worked primarily in revitalizing low-income neighborhoods destabilized by crime and gang violence that were experiencing business and economic divestiture. NHS has served the communities hardest hit by natural disasters, such as the 1994 Northridge earthquake, or public unrest, such as the damage caused by the 1992 Los Angeles riots.
Today, the organization offers Financial Education and Counseling, Affordable Mortgage Lending, Construction Management Services, Mission-Driven Real Estate Services, and Neighborhood Revitalization & Advocacy.
Financial Education and Counseling
The Financial Education and Counseling program is central to the work of NHS. The program provides families and individuals with the knowledge and guidance to make healthy financial decisions. As community members continue to spend a greater percentage of their income on living expenses, the program focuses on building financial capability, knowledge of financial services and products, credit management, avoiding predatory lending practices, potential homebuyer, tenant and homeowner education.
NHS construction services staff has over 105 years of combined experience in the home construction industry and has worked to build trustworthy relationships with hundreds of local contractors.
Our Construction Team serves as technical advisors for both the homeowner and contractor. We work to help projects finish on time and within budget. We can assist you with:
• Managing the Bid Process
• Selecting the Contractor
• Project Oversight
• Conflict Resolution Services
NHS provides direct lending to support inclusive, economic development in underserved communities. This practice enables us to create homeownership opportunities, improve housing conditions, prevent foreclosure, and help low-to-moderate income families secure a mortgage they can afford.
Mission-Driven Real Estate
The Mission-Driven Real Estate program is fundamental to ensuring that affordable properties are made available to new home buyers and sellers. NHS assists underserved communities across Los Angeles County with the purchase and sale of residential as well as commercial real estate properties. By providing access to capital for down payment assistance, developing real-estate properties, and acquiring vacant or distressed properties, NHS stabilizes communities to build neighborhoods of opportunity.
This service places a family on the path to wealth building, creates a supportive environment for childhood development, and turns marginalized communities into neighborhoods of choice. NHS focuses on prioritizing the needs of the client with comprehensive real estate services that help buy, sell, lease, and manage property.
Neighborhood
Revitalization and Advocacy
NHS works with homeowners and tenants to maintain the appearance and safety of their neighborhoods. With the cooperation of local utility companies, home improvement stores, block clubs and neighborhood councils we help homeowners and tenants define and address neighborhood needs so that they can actively improve the quality of life for their families and neighbors. NHS creates community stabilization and preserves affordable housing opportunities across Los Angeles County.
